Duplex units in this part of Sukhumvit are rare. Most two-bedroom condos on this stretch of road are single-floor. This one is not, and that changes how the space feels.

The floor area is 135 sqm across two levels. That is generous for a two-bedroom in Phrom Phong.

The split-level layout does something a flat floor plan cannot. It separates the living areas from the sleeping areas properly. You are not walking past a bedroom door to reach the sofa. For couples who work from home, or families with different schedules, that separation matters more day to day than raw square metres.

The unit sits on the 39th floor. At The Emporio Place, only Tower East reaches that height, so this is a genuine high-floor unit in the tallest of the three buildings. Views at this level clear most of the surrounding rooftops.

The building

The Emporio Place was developed by TCC Capital Land and completed in 2010. It holds 361 units across three towers.

The towers are different heights. Tower North runs to 35 floors, Tower East to 42, and Tower South to 12. This unit is in Tower East, the tall one.

Parking runs to 482 spaces, which works out well above one space per unit. That is unusual. Many Sukhumvit buildings of this era run tight on parking, and residents end up on a waiting list.

The building is freehold. Foreign buyers can own up to the standard 49% quota, though for a rental this matters less than it would for a purchase.

Getting around

Here is the honest picture on transport.

BTS Phrom Phong is roughly 800 to 950 metres from the building. That is a 12 to 13 minute walk. It is not a doorstep station, and any listing that tells you otherwise is stretching it.

What most listings leave out is that MRT Queen Sirikit National Convention Centre is closer, at around 730 metres. If your commute runs on the Blue Line rather than the Green Line, this address is better positioned than it first appears.

The building also runs a free shuttle to Asoke BTS, which covers the walk on days when you would rather not do it.

For drivers, the location is strong. The building has access from three major roads: Sukhumvit, Rama IV and Ratchadaphisek. Getting out of the area in any direction is straightforward, which is not true of every Sukhumvit soi.

The neighbourhood

Sukhumvit 24 sits in the middle of the Phrom Phong district, one of the most established expat neighbourhoods in Bangkok.

The retail here is the main draw. Emporium, EmQuartier and EmSphere form one of the densest luxury shopping clusters in the city, all within a short walk or one BTS stop. Between them you have department stores, cinemas, supermarkets and several floors of restaurants.

Benchasiri Park is nearby for green space. It is small but well used, with a running path, outdoor gym equipment and a playground.

Samitivej Sukhumvit Hospital is close enough for same-day appointments. This is one of the reasons the Phrom Phong area holds its appeal with international families and long-term residents.

For everyday shopping, Big C Extra and the Klong Toey fresh market are both within reach. K Village on Sukhumvit 26 is around the corner for casual dining and smaller shops.

The area has a strong Japanese community, and the dining reflects that. You will find a high concentration of Japanese restaurants, bakeries and grocery stores in the immediate surroundings.

Who this suits

Couples who both work from home. The duplex layout gives you two distinct zones. One person can take a call upstairs while the other works downstairs. In a flat 125 sqm unit, that is harder to arrange.

Small families. Two bedrooms, two bathrooms, and a building with a children's pool, playground and kids room. Benchasiri Park is close. Several international schools serve the wider area.

Professionals wanting space over a station-doorstep address. You are trading a 12 minute walk to the BTS for a floor area and layout that most Phrom Phong rentals at this price cannot match. If your commute uses the MRT, you are not trading anything at all.

Long-stay residents. A completed 2010 building has settled. The facilities work, the management is established, and you are not moving into a construction site with half the amenities still closed.

What to weigh

We would rather you know this before viewing than after.

The walk to BTS Phrom Phong is 12 to 13 minutes. In April heat or during rainy season, that is a real consideration. The Asoke shuttle helps, and the MRT is closer, but if you want to step out of your lobby onto a BTS platform, this is not that building.

The building dates from 2010. It is well maintained and the facilities are complete, but the finishes are not those of a 2025 launch. Some tenants prefer the larger floor plans of this era to the compact layouts common in newer towers. Others prefer new. It depends what you are after.
