• Submit an enquiry form on our website or through an advertisement on Facebook or Instagram (Meta lead forms). This typically includes your full name, email address, phone number, and your answers to the form's questions (for example your monthly budget, preferred move-in date, and lease preferences).
• Contact us by WhatsApp, phone, email, LINE, or social media, in which case we collect the contact details and the content of your messages.
• Rent a property through us, in which case we may collect the additional information required to prepare a lease agreement, such as identification documents, as permitted by law.

We do not intentionally collect data from anyone under 18, and our services are directed at adults.

3. How we obtain your data from Meta lead forms

When you click one of our advertisements on Facebook or Instagram and submit the attached lead form, Meta transmits the information you entered in that form to us. We only receive the data you actively submitted; we do not receive your Facebook or Instagram password, private messages, or friend list. Meta's own processing of your data is governed by the Meta Privacy Policy. After you submit a form, we will normally contact you on the phone number you provided — usually via WhatsApp — to follow up on your enquiry. Our first message will recall the details of the enquiry you submitted, so you can verify that we obtained your contact details from your own submission.

4. Why we use your data

We use your personal data to:

• Respond to your enquiry and propose condominium options matching your criteria;
• Communicate with you about viewings, availability, pricing, and lease terms;
• Prepare and manage rental agreements and related services;
• Keep internal records of enquiries and transactions;
• Improve our services and the relevance of our advertising;
• Comply with legal obligations applicable to us in Thailand.

Our legal bases for processing are your consent (given when you submit a form or contact us), the performance of steps you request prior to entering into a rental agreement, our legitimate interest in responding to enquiries we receive, and compliance with legal obligations.

5. Who we share your data with

We do not sell your personal data. We share it only where necessary to serve you:

• Property owners and co-brokers, strictly to arrange viewings and lease agreements for properties you are interested in;
• Service providers that help us operate, such as messaging platforms (e.g. WhatsApp Business), customer-relationship and automation tools, and website hosting — each bound to process data only on our instructions;
• Advertising platforms (e.g. Meta) in aggregate or hashed form to measure and improve our campaigns;
• Authorities, where disclosure is required by Thai law.

Some of our service providers may be located outside Thailand. Where data is transferred internationally, we take reasonable steps to ensure it receives an adequate level of protection.

6. WhatsApp communications

We use WhatsApp Business to communicate with prospective tenants. Messages exchanged on WhatsApp are subject to WhatsApp's own terms and privacy policy. If you prefer not to be contacted on WhatsApp, simply tell us in reply or contact us through another channel, and we will use your preferred method instead.

7. How long we keep your data

We keep enquiry data for as long as needed to handle your request and for a reasonable period afterwards, so we can assist you if you return with a similar request. Data linked to a rental agreement is kept for the duration of the tenancy and as long as required by applicable Thai law. When data is no longer needed, we delete or anonymise it.

8. Your rights

Under Thailand's Personal Data Protection Act (PDPA) — and, where applicable, other data protection laws such as the GDPR for residents of the European Economic Area — you have the right to:

• Access the personal data we hold about you and request a copy;
• Ask us to correct inaccurate or incomplete data;
• Ask us to delete your data, subject to legal retention requirements;
• Object to or ask us to restrict certain processing;
• Withdraw your consent at any time, without affecting processing carried out before the withdrawal;
