Description

This is a 2 bedroom, 2 bathroom unit of 74 sqm at The ESSE Asoke on Sukhumvit 21, available for rent at 65,000 THB per month. It sits high enough that the first thing you notice when the door opens is the sky. The living room has floor to ceiling glass on two sides, and on a clear day you can follow the Sukhumvit skyline all the way out toward the river. If you have been looking at two bedroom units around Asok for a while, you already know that the view is usually what you pay extra for. Here it comes with the unit at a price that sits at the lower end of what this building normally asks.

The layout

The plan is simple and it works. You walk in past the kitchen, which runs along one wall, and the space opens into a single living and dining room at the corner of the building. Both bedrooms come off that main room, one on each side, so neither bedroom shares a wall with the other. That matters more than people think. If you are sharing with a friend, or one of you works late, or you have a parent visiting for a month, the separation makes daily life a lot easier.

The size is 74 sqm, which is about standard for a two bedroom in this tower. Nothing is wasted on long corridors. The living area is wide enough for a full three seat sofa, a TV console and a four person dining table without anything feeling squeezed in.

Living and dining room

The furniture is already in place: a dark grey sofa with cushions, a low coffee table, a light wood TV cabinet with a flat screen TV, and a solid dining table with four upholstered chairs. A rug under the sofa softens the room a bit. Floors are engineered wood throughout the living area and bedrooms, which feels warmer underfoot than the polished tile you find in a lot of Bangkok condos.

The real feature is the corner glazing. The windows go from floor to ceiling and wrap around the room, and there are full length blackout curtains if you want to cut the afternoon sun. From the sofa you look straight down over the green grounds and red roofs of the university campus across the road, with the towers of Sukhumvit and Asok rising behind. In a part of the city where most windows look into another building, an open view like this is rare. I would honestly put it in the top tier of what you can get in the Asok area for this budget.

Kitchen

The kitchen is the Singha Estate spec the building is known for: dark wood grain cabinets, stone style countertops and a white island bench that doubles as a breakfast counter or extra prep space. It comes with a built in hob and hood, an oven, a fridge and plenty of upper and lower storage. It is a proper kitchen if you actually cook, and it sits far enough from the sofa that cooking smells do not take over the living room.

Bedrooms

The master bedroom has a queen size bed with an upholstered headboard, bedside tables with lamps, and its own big window over the city. There is a walk through wardrobe area with hanging rails and mirrored sliding doors, plus a dressing table, so storage for two people is not a problem. The ensuite bathroom opens straight off the room.

The second bedroom is a good size, not the box room you sometimes get in two bedroom condos. It fits a queen bed, a bedside table, a full height wardrobe and a small desk by the window, and it also gets a city view. It works as a guest room, a room for a flatmate, or a home office if you need a door you can close during calls.

Bathrooms

There are two full bathrooms. The main one has a bathtub with a glass screen, a separate shower zone, a double vanity in grey stone with two basins and a wall hung toilet. It also has a window, which is less common than it should be in Bangkok high rises and does a lot for ventilation. Fixtures are modern and in good condition. Having two bathrooms is one of those things you do not think about until you live with someone and both of you need to leave at 8am.

About The ESSE Asoke

The ESSE Asoke is one of the better known luxury towers in this part of Sukhumvit. It was developed by Singha Estate, the property arm of the group behind Singha beer, and was completed around 2019. The building has 55 floors and roughly 419 units, which is not huge for a tower that tall, so lifts and common areas do not feel crowded. The address is 333 Soi Sukhumvit 21 (Asok Montri Road), in Khlong Toei Nuea, Watthana.

The facilities are a big part of why people choose this building. There is an infinity edge swimming pool, a kids pool, a jacuzzi, a gym with views over the city, sauna and steam rooms, an indoor kids zone, a library and reading room, a co-working space with meeting rooms, and a sky lounge for residents. Security runs 24 hours with key card access, and there is parking in the building. The lobby is hotel style, and the general standard of maintenance is high, which you would expect for a Singha Estate project.

Location and transport

Sukhumvit 21 is about as central as it gets in Bangkok. MRT Sukhumvit is roughly 650 metres away and BTS Asok about 700 to 800 metres, so you are around a 10 minute walk from the main interchange between the two lines. MRT Phetchaburi is also within walking distance on the other side, and it connects to the Airport Rail Link at Makkasan, which is handy if you fly often. Getting to Silom, Siam, Thonglor or Ekkamai by train is quick, and you skip most of the Sukhumvit traffic.

Terminal 21 is close by for shopping, food and a cinema, and Emporium and EmQuartier are a few stops away at Phrom Phong. Benjakitti Park, with its big lake and the newer forest park section, is a short ride south if you run or just want some green. For schools, the area is well placed for families too, with Srinakharinwirot University right across the road and several international schools within easy reach along Sukhumvit. Restaurants, coffee shops, supermarkets and clinics are all within a few minutes of the building, and you are not far from Bumrungrad and Samitivej hospitals if you need them.

Who this unit suits

It is a good fit for a couple who want a guest room or an office, for two professionals sharing, or for a small family who need to be near the train lines and like the idea of a pool and a kids zone downstairs. People relocating to Bangkok for work tend to like it because it is fully furnished and ready to move into with just a suitcase.

On price: two bedroom units of this size at The ESSE Asoke usually rent somewhere between 60,000 and 75,000 THB a month depending on floor, view and furniture. At 65,000 THB, with a corner view this open and furniture in this condition, this one is fair value. It is not the cheapest two bedroom you will find on Sukhumvit, but you are paying for a building that holds up and a view you will not get tired of.

Similar units you may want to compare

If you would like to compare before booking a viewing, we also have another 2 bedroom, 75 sqm unit at The ESSE Asoke for 65,000 THB a month, and a 74 sqm two bedroom on the 28th floor of the same building at 61,000 THB. Seeing two or three units in the same tower on the same day is the quickest way to work out which floor and layout you prefer.
