Baan Tulip 4 Pool Villas for Sale, Koh Samui

Baan Tulip private pool villa at sunset with tropical garden, Koh Samui (3D render)

Baan Tulip 4 is a small, gated collection of 16 private pool villas for sale on Koh Samui, between Chaweng and Bophut. The land sits about a kilometre from Central Samui, a few minutes' drive from the airport, and close enough to Chaweng Beach that you can be in the water before your coffee goes cold. Each villa has its own pool, a sunken sala and a walled garden. You can choose from one, two, three and four bedroom layouts, priced from THB 5.5 million and offered on a 30-year leasehold.

We're handling sales for the developer. This page lays out what we know about the project, including the parts a brochure usually skips, so you can decide whether it's worth a call.

Why this location works

Most villa projects on Samui make you pick between quiet and convenient. The hills give you views and peace, but you're driving 20 minutes for groceries. Chaweng Beach Road gives you everything on the doorstep, along with the noise. Baan Tulip 4 is in the gap between the two: a residential pocket just off the ring road, near Chaweng Lake, where you can reach the island's main shopping and the airport quickly without living above a bar.

Approximate distances from the site (straight line, so allow a little more by road):

PlaceDistanceTypical drive
Central Samui (shopping mall, cinema, supermarket)about 1 km3 to 5 minutes
Chaweng Lake (walking and running loop)about 1.3 km5 minutes
Chaweng Beachabout 1.5 km5 minutes
Samui International Airportabout 1.5 to 2 km5 to 10 minutes
Bangkok Hospital Samuiabout 2.5 km8 to 10 minutes
Bophut and Fisherman's Villageabout 4 to 5 km10 to 15 minutes

Being that close to the airport matters more than it sounds. Samui flights tend to land late in the evening, and arriving at your own villa ten minutes after landing beats a 40-minute taxi to the far side of the island. It also matters to rental guests, who look at transfer time when they book.

What's around you

Cafés and restaurants

The Chaweng and Chaweng Lake area has the densest choice of food on the island. You'll find Thai family kitchens, seafood places along the lake road, brunch cafés, bakeries and the restaurant floors inside Central Samui. If you'd rather not cook, you can eat somewhere different every night for a month without going further than Chaweng. Bophut's Fisherman's Village, with its Friday walking street and beachfront restaurants, is a short drive north.

Gyms and Muay Thai

Fitness is a big part of life on this side of Samui. Several Muay Thai camps train within a short drive, including the stadium and gym scene around Chaweng and the camps along the Bophut and Choeng Mon roads. They range from small family-run gyms that welcome beginners to larger fight camps offering Muay Thai, MMA and strength classes on one campus. If you want to train twice a day on a long stay, you can do that from here without a long commute. There are also conventional gyms and CrossFit-style boxes around Chaweng for people who prefer weights to pads.

Spas and wellness

Chaweng has everything from simple Thai massage shops charging a few hundred baht an hour to full resort spas. Yoga studios and wellness centres are spread between Chaweng, Bophut and Choeng Mon, and the lake loop is a decent place for a morning run before the heat sets in.

Everyday life

Central Samui covers most errands in one stop: supermarket, pharmacy, banks, phone shops and a cinema. Bangkok Hospital Samui and other private hospitals are in Chaweng, and the island's international schools are within a reasonable drive. For families who want to live here rather than holiday here, that's a big deal.

The villas

Private pool, sunken sala and lawn at a Baan Tulip villa (3D render)

The design is single storey and built around the pool. You step out of the living room onto a covered terrace, then down into the pool area, with a sunken sala at the far end that's hard to leave once the evening breeze comes in. Garden walls and planting keep each villa private, so you aren't looking into your neighbour's pool.

Inside, the style is warm and calm: light stone floors, timber details, high ceilings with soft cove lighting, and large glass doors that open the living room to the garden. Kitchens are open plan with an island. Bathrooms get freestanding tubs, double vanities and small private gardens behind the glass.

1 bedroom pool villa: THB 5.5 million

Five one bedroom villas sit side by side on the smaller of the two parcels, each on its own plot of about 224 to 245 sqm. These are compact but well thought out, with a sunken living area, a private pool and a sala. They work well as a holiday home, a lock-up-and-leave base, or a rental unit for couples.

2 bedroom pool villa: THB 8.5 million

The two bedroom villa sits between the one and three bedroom layouts, with the same private pool and sala. Ask us for its floor plan and which plots are still available.

3 bedroom pool villa: THB 9.9 million

The three bedroom villa is the one we expect most families to look at. It has three bedrooms, three and a half bathrooms, a separate laundry room and a large living and kitchen space that opens straight onto the pool.

4 bedroom pool villa: THB 12 million

The four bedroom villa adds a fourth bedroom with its own bathroom and a small private terrace. It suits larger families, buyers who host a lot, or anyone thinking about group rentals.

The pool on the four bedroom villa is a little smaller than on the three bedroom, because the extra bedroom takes some of the plot. In exchange you get a bigger terrace and a fourth bedroom with its own small outdoor space. The one bedroom villa is less than half the size of the others, but it keeps the same pool, sala and car park layout, which is unusual at this size.

The site

The project is split over two neighbouring parcels, both held under chanote, which is the strongest form of land title in Thailand. Parcel 1, about 1,600 sqm, holds the row of five one bedroom villas. Parcel 2, about 5,300 sqm, holds eleven larger villas on plots of roughly 400 to 560 sqm, laid out around a private internal road. With 16 villas across nearly 7,000 sqm, the density is low by Samui standards.

Ownership: the 30-year leasehold, in plain English

Foreigners can't own land in Thailand in their own name, so villa purchases by foreign buyers are usually structured as a leasehold. At Baan Tulip 4, the villas are offered on a 30-year lease. Here's what that means in practice.

  • A lease of more than three years has to be registered at the Land Office to be enforceable against third parties. You should make sure your lease is registered on the chanote, and your lawyer should check this at transfer.
  • 30 years is the maximum term Thai law allows for a single registered lease.
  • Developers often offer renewal options for further periods. Under current Thai law, those renewals are a contractual promise between you and the lessor, not a registered right, so how they're drafted matters. Ask us for the draft lease and have it reviewed by an independent lawyer before you pay a deposit.
  • A leasehold can generally be sold on or passed to heirs for the remainder of the term, subject to the lease terms.

We'd rather explain this upfront than have you hear it from your lawyer later. Leasehold is the standard route for foreign villa buyers on Samui. It works well when the paperwork is done properly, and we'll put you in touch with independent legal advice if you need it.

Who Baan Tulip 4 suits

  • Holiday home buyers who want a private pool villa they can reach quickly from the airport and enjoy without a car for every errand.
  • Families relocating to Samui who need hospitals, shops and schools within a short drive.
  • People coming to train, whether Muay Thai, fitness or wellness, who want a comfortable base close to the gyms.
  • Investors looking at holiday rentals in the Chaweng and Bophut area. We don't quote rental yields for this project, because there is no track record yet, and you should be sceptical of anyone who does.

Things to weigh before you buy

  • The project is off plan. All images are visualisations, and delivery depends on the developer. Ask for the construction timeline and the payment schedule tied to building stages.
  • Ownership is leasehold, not freehold. Read the lease, especially the renewal clauses.
  • The site is close to the airport, which is great for access. Ask us about flight paths during a site visit, so you know what to expect.
  • Distances on this page are approximate and measured from the site's GPS position. We'll show you the actual drive times on a visit.

These are the developer's current prices. Ask us for the payment plan and for which plots are still free, because the larger plots on Parcel 2 tend to go first. We can send floor plans and the developer brochures, set up a video call from the site, or meet you on the land if you're on the island. We also have recent drone footage of the plot.
